Florida Law Requires Mold Assessors (Inspectors) to be
licensed by the Florida Department of Business and Professional Regulation.
Chapter 468, Part XVI of the Florida Statutes and Rule 61-31 of
the Florida Administrative Code.
Florida Department of Business and Professional
Regulation (DBPR) has adopted the ACAC
exam for Certified Indoor Environmentalist (CIE) , CIEC and CMC for applicants to become a
State of Florida Licensed Mold Assessor.
The department has approved the Council-certified Indoor Environmentalist (CIE) examination, the
Council-certified Indoor Environmental Consultant (CIEC) examination, or the Council-certified Microbial Consultant (CMC)
examination offered by American Council for Accredited Certification (ACAC) for purposes of mold assessor licensure.
Applicants must achieve a passing grade pursuant to the requirements of the ACAC and Section 455.217, Florida Statutes.”
A licensed person has the required education, experience,
insurance and qualifications to obtain a license. They must pass a competency examination before practicing.
Licensed individuals are screened for prior criminal history.
The department can discipline and even revoke a license if the person does not live up to professional
standards. This is a not a total safeguard, but is a strong incentive for the licensee to do good work.
You may be able to sue the licensee in civil court for problems related to the work done.
Dangers of Hiring an Unlicensed Person
Poor qualifications. Unlicensed persons typically do not have the education, insurance, or qualification required of a licensee.
Possible criminal background. Unlicensed persons often have criminal backgrounds that may
include fraud, theft, violent crime, sexual offenses, and substance abuse.
We prove our mold assessment is the best over 800 times a year. Our detailed mold
reports with nationally accepted remediation recommendations based on industry standards are second to none. A
mold test is only part of a mold inspection. When the new Florida law becomes effective (2010), E&O insurance, extensive
training and experience, detailed reports will be required for mold assessment.
Your mold inspector should be able to interpret
your lab analysis, if he can't, you should consider hiring a Certified Indoor Environmentalist. (see EPA recommendation
below)
What is a mold inspection (assessment)?
"a mold assessment is to determine the sources,
locations and extent of mold growth in a building, to determine the condition(s) that caused the mold growth, and
to enable the assessment consultant to prepare a mold remediation protocol."

Mold Inspection without infrared thermal imaging is not complete. Sooner or later the inspector
will miss a "wet spot". Mold needs moisture to grow (food and water). Infrared cameras and moisture meters are essential
to identify "wet spots" that can grow mold.
Infrared cameras
measure temperature
When objects are wet
they usually have a
different temperature.
Fusion photo
combines infrared photo
and digital photo to
aid in area location.
Can your inspector
interpret your mold lab results?
"Sampling for mold should be conducted by professionals who have
specific experience in designing mold sampling protocols, sampling methods, and interpreting the
results."
EPA
"Experience in interpretation of results is essential.” EPA
"remember
that a negative sampling report must not be used in place of a visual survey. Factors such as barometric
pressure, inside and outside temperatures, activity levels, and humidity may dramatically reduce or increase the spore levels
within a building. Air sampling for mold provides information on what was in the air only for the moment when the sampling
occurred. It is important, therefore, that sampling not replace visual inspection."
Did
you order a mold inspection and just get lab analysis for a report? You had a mold test! A mold test analysis is only part
of a mold inspection Report. This is not a reliable method of determining whether the property has a mold issue and does not
identify any sources or information about why there is an elevated spore count. A mold cleanup company needs a complete report
Indoor
environmental health and safety can often require investigations into such issues as water damage due to severe weather, faulty
construction, or plumbing. Remediation of fungal contamination may be required to assure occupant safety.Radon
and Mold Professionals provides clearance testing to remediators but we do no remediation work to assure the consumer of no
conflict of interest.

Property Inspection Directory
Great source for information on mold, radon, and home inspections. National
and Local listings for hundreds of Florida Inspectors. Over 1,000 companies listed.
Naples and Marco Island areas have alligators. When hiking local trails remember you may not be alone.
Note:
The Florida Department of Health does NOT require Radon Mitigation Businesses
to have insurance to become a FL DOH certified business.
Consumers including homeowners and/or realtors should request a current "certificate
of insurance" from any Radon Mitigation Company they are considering hiring.
Proof of Workmans comp insurance should also be required.
Radon mitigation often involves boring holes in walls, installing mechanical piping and electrical
fans.
Common sense dictates hiring a contractor to work on your home or anyones home without insurance
should be avoided.
Radon mitigation businesses, home Inspectors, radon testers, mold inspectors, and mold remediation
companies should all have insurance.
