Home Inspections |
Hiring
a Radon Testing Company: Radon Test must be performed by a Florida DOH certified Radon Measurement Business (example:RB1938).
Person placing and picking up test also must be FL DOH certified to do so (example: R1751) Short Term Radon Test, 48 hours (normal for Real Estate Deals)
Test can be done with $12 test kit or $4,500 continuous radon monitor, YOUR CHOICE. The charge for testing service is about
the same. More info about types of radon tests: http://www.radonmoldhelp.com/id1.html Few Home Inspectors
are FL DOH certified to perform radon testing, most hire a qualified company to perform the test and add $25 to $100 to the
price charged to the client. (Femto
Tech Monitor) Sample Radon Test Report: |
Hiring a Radon Mitigation
Company: Request a current copy of "certificate
of Insurance". (Simple phone call and certificate faxed/emailed to you) Some of the radon mitigation companies are not allowed into many High Rise buildings and complexes
because they do not have insurance. Permits are required in the City of Naples & Marco Island EPA:
Consumer's Guide to Radon Reduction:
http://www.epa.gov/radon/pubs/consguid.html Post mitigation test, "no sooner than 24 hours after your system is in operation
with the fan on, if it has one. The contractor may perform a post-mitigation test to check his work and the initial
effectiveness of the system; however, it is recommended that you also get an independent follow-up radon measurement." Florida: Requires post mitigation
test be performed by a FL DOH Radon Measurement Business not a mitigation business.
Protect yourself and/or your client: - Check for current
insurance.
- Be sure the Radon Mitigation Company gets required permits.
- Have an independent company perform Post mitigation test.
- If Mitigation
Company performs a post test they must be a FL DOH certified Radon Measurement Business too.

Mold Test or Mold Inspection
Mold Test: Air
Sample(s) are collected indoors and one sample collected outdoors for a control or baseline comparison. Used in Real Estate
transactions to determine if elevated mold conditions exist, Yes or No. This is the often refered to
as a home inspection mold test. Mold test is also used to determine the extent of a mold contamination for remediation
purposes. Mold Inspection
/ Assessment: "a
mold assessment is to determine the
sources, locations and extent of mold growth in a building, to determine the condition(s) that caused the mold growth,
and to enable the assessment consultant to prepare a mold remediation protocol." ....................................................................................... |
Hiring a Mold Test Company Company performing mold test should follow a published industry
standard for where and how to test for mold. There are several very good standards for mold testing and inspections, IESO, ESA, IAC2 are the
most widely used. Only IESO
is an accredited standards development organization by the American National Standards Institute (ANSI). http://www.ansi.org/ Company performing the test should be able to determine if the Air Test indicates elevated mold
count exists. Why would you want a lab hundreds of miles away determining if the mold
count is high (yes or no)?

Hiring a Mold Inspection Company: Mold inspection companies should perform a visual inspection
using Infrared Thermal Imaging Cameras, moisture meters, provide detailed documentation of suspect conditions with recommendations
for corrections based on nationally accepted industry standards if needed. (IICRCS520, IICRCS500, etc.) Mold inspection companies should have mold E&O insurance.
(2 types E&O) - Microbiological Assessments coverage for pre cleanup. (Mold
inspection)
- Consulting on Microbiological Decontamination project
covers CLEARANCE testing / inspection.
ACAC
Certified Indoor Environmentalist or a Certified Industrial Hygienist is qualified to determine if a home
has a mold problem and determine what should be done to correct mold problem! Note: When new mold law is enacted, $1million E&O insurance will be required by inspectors who perform mold
assessment. ................................................................................... |
Hiring A Mold Cleanup Company: - A Mold Remediation Company should have an independent mold assessment
company perform any mold inspection and Clearance inspection after cleanup.
- It is unethical
to perform inspection and cleanup on the same job.
- It will be against the law when the
new Florida mold law is enacted (scheduled for July 2010).
- Have
IICRC certified cleanup professional perform mold cleanup.
Mold
Cleanup should be done following the: - IICRC ANSI-Approved
S520 Standard and Reference Guide for Professional Mold Remediation 2008
- ANSI/IICRC S500-2006 Standard and Reference Guide for Professional
Water Damage Restoration
American National Standards Institute,
ANSI

of U.S. business and the U.S. quality of life. Member organizations include educational institutions, companies, professional
associations, and government members..
Detailed Mold Cleanup Information: http://www.radonmoldhelp.com/id42.html If your mold cleanup company is not completely familiar
with the IICRC S520 and the IICRC S500 standards, "consumer beware". .......................................................................................... |
Hiring a Home Inspection Company: Homebuyers and those hiring a home inspector will benefit from choosing a inspector who belongs
to an association that requires continuing education for their membership and must meet certain professional standards
to join. ASHI: American Society of Home Inspectors is a professional association for home inspectors in North America.
ASHI's Standards of Practice, covering all of a home's major systems, are specifically noted in state and federal legislation
and recognized by the consumers as the definitive standard for professional home inspection. www.ashi.org InterNACHI: National Association of
