Florida law requires Naples, Marco Island, Ft Myers, Cape Coral, and Bonita Springs Mold Assessors to be licensed by the state of Florida (DBPR). many people feel our prices are "high" but they fail to understand ALL of our inspectors are Certified Indoor Environmentalists (CIE).
We identify the source of your mold problem, the extent and we write recommendations for corrections based on nationally accepted industry standards.
Most mold assessors were "grandfathered" into the license.  The Florida law requires those not "grandfathered" to pass an ACAC exam  (CIE, CIEC or CMC) and have 4 years experience.

http://acac.org/certify/FL.aspx   CIE must have years of proven experience and pass the ACAC exam. There are about a dozen ACAC certified mold assessors within 100 miles of Naples,  (out of 250 "licensed" mold assessors)

If you have a mold problem you need an independent company to identify the problem and tell you what to do about it.  You do not need someone doing mold assessment as a side job.  We regularly are called to identfy the source of a mold "problem" identified by a "licensed" mold assessor only find there is not a problem.
You need to have a detailed report with recommendations for corrections the mold remediator can use for their proposal for cleanup.
 .
Note: A mold inspection (visual & air sampling) usually takes longer than a home inspection.

February 2011 News

February, 2011
The New Florida Mold Law was passed to protect the consumer.
.

Mold Air Sample Reports alone are not enough to determine the need for mold remediation (cleanup).

Radon & Mold Professionals Feb. 2011

Florida statute:

"Mold assessment" means a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the origin, identity, location, and extent of amplification of mold growth..."

Verify a License: http://www.myfloridalicense.com/dbpr/

EPA Considering Bioaerosol Sampling - click here

"remember that a negative sampling report must not be used in place of a visual survey. Factors such as barometric pressure, inside and outside temperatures, activity levels, and humidity may dramatically reduce or increase the spore levels within a building. Air sampling for mold provides information on what was in the air only for the moment when the sampling occurred. It is important, therefore, that sampling not replace visual inspection."

Mold Air Sample Report alone does NOT identify where the mold is or the source, the visual inspection (assessment) determines the source, extent and amplification of the mold problem.

  • You should not call a cleanup company when you just have elevated "mold air sample report".

  • You need a "mold inspection report" to give to the mold cleanup company so they know what the problem is, where it is and what caused the mold problem. Only then can the remediator can give you a proposal for cleanup based on the inspection report.

With detailed "mold Inspection report" cleanup companies are bidding on cleaning up the same thing, identified by the mold assessor (inspector).

.

Cleanup companies should not perform the visual inspection to "find" the mold  and then clean it up.

.

d) Perform or offer to perform any mold remediation to a structure on which the mold assessor or the mold assessor's company provided a mold assessment within the last 12 months.

.

After July 1,2011:

a) A misdemeanor of the second degree for a first violation

b) A misdemeanor of the first degree for a second violation

c) A felony of the third degree for a third or subsequent violation

.

Inspectors:  find the mold

.

Remediators: Clean up the mold

.

Not allowed to do both on same job within 12 months.

Most Certified Indoor Environmentalists that are licensed Mold Assessors provide the following services:

.

(Insurance / Remediators)

Mold Assessment (Inspection / Air Samples/ Recommendations):

  • Infrared / source identification, documentation of extent and amplification, photo documentation with recommendations for corrections based on nationally accepted industry standards such as S500 & S520 for the accessible indoor living space.

 (Home Buyers)

Real Estate Transaction Mold Assessment (Inspection / Air Samples):

  • Infrared / source identification, documentation of extent and amplification of any suspect mold conditions in the accessible indoor living space.  (identify and document mold problem - -  no  recommendations for corrections)

(Assessment = visual inspection & minimum air sampling for accessible indoor space)

Mold Air Sampling only:

  • Mold Air Sampling only is often used to determine if further investigation is needed and /or used to determine the extent of a mold problem.

This is a great website with tons of valuable information:

http://www.inspectapedia.com/sickhouse/clearance.htm

"What is the Purpose of a Post Remediation Mold Clearance Inspection?

The purpose of a mold clearance inspection is to assure that the mold cleanup has been done correctly and effectively in the work area and to confirm that the cleanup did not accidentally distribute high levels of moldy dust and debris into other building areas or into its mechanical systems such as heating or air conditioning systems. "

"Can We Rely on Air Tests for Mold after a Mold Cleanup Job?
Simple air tests for mold after a mold remediation job may be quite unreliable as the airborne level of particles varies enormously from moment to moment, especially depending on variables in building conditions such as we list below. An air test captures a small volume of air at a moment in time and should not be used as the sole criteria for passing or failing a mold clearance inspection and test. Here are some of the sources in variability in the level of indoor particles in air:"
