Professional Marco Island mold inspections and mold cleanup should be performed following nationally accepted industry standards.  A Marco Island mold inspection report should include documented source identification (cause of mold) and recommendations for remediation based on accepted industry cleanup protocols.

The EPA does not recommend determining a property needs mold remediation based on just air samples.

"remember that a negative sampling report must not be used in place of a visual survey. Factors such as barometric pressure, inside and outside temperatures, activity levels, and humidity may dramatically reduce or increase the spore levels within a building. Air sampling for mold provides information on what was in the air only for the moment when the sampling occurred. It is important, therefore, that sampling not replace visual inspection."

The new Florida mold law effective in 2010 will require all Marco Island mold inspectors to identify and document source and extent of mold.

Mold needs moisture to grow (food & water), an infrared thermal imaging camera survey is a vital  part of any Marco Island mold inspection.  Any moisture detected with infrared thermal imaging cameras should be confirmed with a moisture meter.  Moisture meters can scan about one square inch at time, a infrared camera scans several square feet at a time.

Copper pipe plumbing on Marco Island

Marco Island homes that have "copper pipe" plumbing are begining to fail (plumbing leaks).   If you leave for an extended time, it is recommended you turn off you water supply to home if possible.   Southwest Florida homes have fewer plumbing leaks when pvc pipe is used.  Copper just does not seem to survive our water.
Anyone checking for water leaks which can cause mold growth should use an infrared thermal imaging camera and moisture meters.

NEVER use just air samples to determine if a Marco Island home needs mold remediation / cleanup.

"The overall visual observations made of the building must be considered in combination with the results of any testing, to determine the overall condition of the building. Test results alone should never be considered to give a definitive account of the building's condition."

Marco Island Mold inspection / assessment should be performed by a third party, independent company.  You should not have the cleanup company find the mold, clean it up and then check their own work. (unethical) Mold Inspection and cleanup should be done by two independent companies.
When the new Florida mold law becomes effective in 2010 this practice will be illegal.
