Naples, Bonita Springs, Estero, Marco Island Radon Mitigation systems should be installed by a insured FL DOH certified Radon MITIGATION Business.  Post mitigation test should be done by an independent FL DOH certified Radon MEASUREMENT Business.

Home inspections in Naples and Bonita Springs, Florida should include a radon test for homebuyers. For the best radon test call Radon & Mold Professionals at (239) 498-4619.  Radon testing for real estate transactions must be done by a Florida Department of Health certified radon business.  The person actually placing and picking up the radon test must also be certified by the FL DOH to do so.

Elevated radon levels have been found on the upper floors of dozens of high rise condos in Collier & Lee Counties.

"Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to your family's health. Radon is the leading cause of lung cancer among non-smokers. Radon is the second leading cause of lung cancer in America and claims about 20,000 lives annually."  EPA

Elevated Radon Gas is a serious health concern but is often treated as just a home repair in Real Estate transactions.

If you Feel Lucky:

  • Hire a radon business that does not carry general liability insurance.
  • Hire a non certified radon tester who uses a $15 radon test and pay him the same as the professional that uses a $4,700 continuous radon monitor.
  • Hire a radon mitigation company that checks their own work and does not hire an independent 3rd party company to perform the post mitigation test.  (legal but unethical)
  • Hire a radon mitigation company that does NOT carry insurance.

  • You cannot smell radon gas.

"How do I select a radon mitigation contractor?

Select a mitigation business as you would select any other contractor:

·         Go to our website (http://radon.doh.state.fl.us) to determine who is certified to provide mitigation services

·         Get various estimates

·         Ask mitigation contractor for references and proof of current state certification

·         Ask mitigation contractor to explain the work to be done

·         Does the contractor charges any fees in addition to the cost of mitigation

·         Does the estimate include the installation of a warning device to inform you if the radon reduction system is not working correctly?

·         Did contractor review the quality of previous radon measurements results

·         Does the contractor has liability insurance?

·         Does the contractors guarantees a reduction in radon levels to less than 4 pCi/L, and for how long?

·         Consider businesses that have 'statewide' as their service area. Some companies have specialists in several areas or travel to different parts of the state as part of their business practice"

"What should I look for in a radon mitigation contract?

You need to find out several things in addition to the total cost of mitigation including taxes and permit fees if applicable:

·         Do I need to pay a deposit?, when is the final payment due?

·         How much time is needed to complete the work

·         Contractor agreement to obtain necessary permit and follow building codes

·         Statement that contractor carries liability insurance and is bonded and insured

·         A guarantee that the contractor will be responsible for damages and clean-up after the job

·         Details of warranties, guarantees, optional features, including acceptable resulting radon levels

·         Are warranties transferable if you sell your home

·         Description of what is expected of the homeowner before the work begins"

“A follow up test must be done by an independent contractor no earlier than 24 hours after the mitigation system is installed”  FL DOH http://www.doh.state.fl.us/environment/community/radon/radonFAQ.htm

One of the most informative websites concerning Florida radon, radon testing and mitigation, go towww.radonman.info

A mitigation contractor must provide:

1) mitigation system labels,
2) a visual or audible device to automatically indicate system failure,
3) soil gas exhaust vents above the eave of the roof for active soil depressurization systems, and
4) written instructions on the operation and maintenance of the system.

The department recommends you review these requirements with the mitigation contractor before entering into a contract. If you have any questions about  your radon mitigation system, you may contact the Bureau of Community Environmental Health, Radon and Indoor Air Toxics program by calling (800)-543-8279 or writing to 4052 Bald Cypress Way, Bin #A08, Tallahassee, FL 32399-1710.

Radon Mitigation systems usually have a warranty for several years and should have regular maintenance as with any of your homes mechanical systems.  Naples and Bonita Springs homeowners should require the radon mitigation business they hire to have liability insurance.  Many homeowners associations require it for the very reason individual home owners should, accidents can happen.

Marco Island and the city of Naples require a permit to install a radon mitigation system.
