Florida Consumers should know:
- Florida Consumers should be aware that the new Florida
mold law (effective July 1, 2010) will require $1million liability with errors and omissions insurance. Orlando mold inspectors
will also be required to identify the source and extent of a mold problem. Home Inspectors and Mold Inspectors will
have separate requirements and licenses.
- Very few
mold assessors have E&O insurance and many of those that do carry E&O only have it for preliminary inspections.
The consumer does not benefit from the law if the mold assessor performs a clearance inspection and does not have E&O
that covers the service.
- Mold
inspections in the Orlando area will need to identify and document the source and the extent of the mold problem
to meet the requirements of the new Florida mold law. Professional mold inspectors in Kissimmee and all
of Central Florida should provide recommendations for corrections based on accepted national standards if needed.
This allows the consumer to obtain “bids” for cleanup from multiple mold remediation companies all cleaning
up the same problem. Hiring an inspector independent from the cleanup company is best for the consumer,
ethical, and required by the new Florida mold statutes (July 1, 2010) in a few months.
- Inspectors
that have certifications that meet the NOCA 1100 standard for IAQ certifications approved by ANSI don’t have a problem
obtaining E&O insurance for all phases of mold assessment.

The
new standard confirms and codifies three groups that have policies that qualify them as certification programs
under the national Standard 1100. 1. The American Board of Industrial
Hygiene (ABIH) which offers the Certified Industrial Hygienist, CIH designation. 2.
The American Council for Accredited Certification, (ACAC) www.acac.org which offers several designations: Council-certified Indoor Environmental Consultant (CIEC) Council-certified
Indoor Environmentalist (CIE) Council-certified Microbial Remediation Supervisor (CMRS) Council-certified Microbial
Remediator (CMR) Council-certified Microbial Consultant (CMC) Council-certified Microbial Investigator (CMI) 3. The Board of Certified Safety Professionals which
offers the Certified Safety Professional, CSP designation.

Is your mold inspector a home inspector? Home
Inspector "Standard of Practice" does NOT cover mold assessment. Did
your mold inspector just complete an 8 hour class and become “certified”? (this does not meet
ANSI approve National NOCA 1100 standard) Did you know that Home Inspectors and Mold Inspectors must have
separate licenses and requirements after July 1,2010? Did you know home inspector E&O
does not cover mold or Chinese Drywall inspections?
According to the new national standard (NOCA 1100,Section 8) holders
of assessment-based certificates may NOT use letters or acronyms behind their names, and
they may NOT use the word "certified" in describing their credentials, such as "certified mold inspector".
"Independent, accredited certification is the most efficient and cost-effective
way for state governments to verify the eligibility of license applicants," said Adam Andrews, ACAC Assistant Director.

offers accredited, board-awarded certifications to indoor environmental investigators and consultants who have demonstrated

Local Orlando Home Inspectors should follow a published "Standard of Practice"; what
they do and what they do not do for your inspection. Home Inspectors and Mold Inspectors, two very different professions
will be regulated and licensed by the Florida Department of Business and Professional Regulation begining July 1, 2010.
Home Inspector Errors and Omissions insurance does not cover MOLD or CHINESE DRYWALL Inspections. Environmental issues
require environmental insurance.
Consumers in the Orlando area including St Cloud, Windermere,
Ocoee, Longwood, Azalea Park, Holden Heights, Edgewood, Sky Lake, Pine Castle, Taft, Conway, Belle Isle and Hunters Ridge
should hire professional mold inspectors that have "Certifications" that are approved by the American National Standards
Institute, (ANSI). Your mold inspector should document the source of the mold problem, the extent of the mold problem
and provide recommendations for corrections based on nationally accepted industry standards such as the S-520 and S-500.
