Florida Consumers should know:
- Florida Consumers should be aware that the new
Florida mold law (effective July 1, 2010) will require $1million liability with errors and omissions insurance. Cape
Coral, Ft Myers, and Estero mold inspectors will also be required to identify the source and extent of a mold problem.
Home Inspectors and Mold Inspectors have separate requirements and licenses.
- Very few
mold assessors have E&O insurance and many of those that do carry E&O only have it for preliminary inspections.
The consumer does not benefit from the law if the mold assessor performs a clearance inspection and does not have E&O
that covers the service.
- Mold
inspections in the Lee County area will need to identify and document the source and the extent of the
mold problem to meet the requirements of the new Florida mold law. Professional mold inspectors in Ft
Myers and all of Florida should provide recommendations for corrections based on accepted national standards if needed.
This allows the consumer to obtain “bids” for cleanup from multiple mold remediation companies all cleaning
up the same problem. Hiring an inspector independent from the cleanup company is best for the consumer,
ethical, and required by the new Florida mold statutes (July 1, 2010) in a few months.

of Business and Professional Regulation (DBPR) has adopted the ACAC exam for Certified Indoor Environmentalist (CIE) ,
CIEC and CMC for applicants to become a State of Florida Licensed Mold Assessor. . . . “Assessors: The department has approved the Council-certified
Indoor Environmentalist (CIE) examination, the Council-certified Indoor Environmental Consultant (CIEC) examination,
or the Council-certified Microbial Consultant (CMC) examination offered by American Council for Accredited Certification (ACAC)
for purposes of mold assessor licensure. Applicants must achieve a passing grade pursuant to the requirements
of the ACAC and Section 455.217, Florida Statutes.”

remediation” specification that specifies the use of assessors and contractors who hold certain certifications.

/ Inspector that at least meet the minimum requirements the US government has for it's mold problems. Most licensed Florida Mold Assessors were "grandfathered" and did not pass an ACAC exam required by Florida

Cape Coral Mold Inspectors that are Certified Indoor Environmentalists
are qualified to write the recommendations for remediation. Your Cape Coral Mold
Inspection report needs detailed recommendation for cleanup, this allows consumer to compare licensed mold remediators qotes
for the mold removal. (everyone is cleaning the same areas). Most Cape Coral
licensed mold assessors/inspectors were grandfathered into license and did not pass the adopted CIE exam. About a dozen CIE licensed mold assessors/inspectors work in Cape Coral providing detailed mold
inspection reports.
- Inspectors
that have certifications that meet the NOCA 1100 standard for IAQ certifications approved by ANSI don’t have a problem
obtaining E&O insurance for all phases of mold assessment.

Practice"; what they do and what they do not do for your inspection. Home Inspectors and Mold Inspectors, two very
different professions will be regulated and licensed by the Florida Department of Business and Professional Regulation begining
afterJuly 1, 2010. Home Inspector Errors and Omissions insurance does not cover MOLD or CHINESE DRYWALL Inspections.

and Professional Regulation: One of the most significant changes in the mold law that protects consumers is:
(1) A mold assessor
shall maintain general liability and errors and omissions for both preliminary and post remediation
mold assessment insurance coverage in an amount of at least $1 million

Your mold inspector should document the source of the mold problem, the extent of the mold problem and provide recommendations
for corrections based on nationally accepted industry standards such as the S-520 and S-500. Mold Assessors (inspectors/testers) are required by Florida Law to be licensed for mold
assessment by the Florida DBPR.
