Your Bonita Springs Home Inspector should know that professionals who are qualified to interpret lab analysis should be hired for mold inspection-testing.  The EPA is quite explicit in who they recommend for mold sampling (testing).Sampling for mold should be conducted by professionals who have specific experience in designing mold sampling protocols, sampling methods, and interpreting the results."   EPA

Many Bonita Springs home inspectors perform mold testing but few can interpret the results and rely on a lab tech hundreds of miles away to determine if the test indicates elevated mold spore counts. This is not recommended by the EPA. MOLD TESTING EPA

Since mold testing is NOT part of a Home Inspectors Standard of Practice, few if any carry mold Errors and Omission insurance for mold; your Bonita Springs Home Inspector should rely on a professional mold inspector such as a Certified Indoor Environmentalist or a Certified Industrial Hygienist to perform mold assessment and/or testing and interpreting the lab results.

Two types of mold errors and omissions insurance are required for proper coverage,

  • Microbiological Assessments coverage for pre cleanup. (Mold inspection)
  • Consulting on Microbiological Decontamination project covers CLEARANCE testing / inspection.
 Any inspector performing a mold test should follow a published industry standard for where and how to test for mold. The IESO, ESA and IAC2 have the most widely used standards for mold testing.
